Grand Morgen Privacy (Prannok–Sai 1) is the first project to concretely implement this concept.

Low-Carbon Paint Innovation Driving Tangible Environmental Impact
Beyond aesthetics and durability, “WEATHERBOND” and “AIRCARE” paint innovations also play a significant role in advancing sustainability.
These products can help reduce carbon dioxide emissions by more than 46 kilograms of CO₂ equivalent (kgCO₂eq) per house — equivalent to planting approximately 5 trees. Across the entire project, they contribute to reducing more than 642 kilograms of CO₂ equivalent, comparable to planting over 68 trees.
On a broader operational scale, both products together helped reduce more than 1,460,937 kilograms of CO₂ equivalent emissions between 2024 and 2025, which is equivalent to planting over 153,783 trees.
The collaboration between Maison Development and Nippon Paint therefore represents far more than simply selecting premium paint materials. It reflects a shared commitment to redefining residential living standards through balanced sustainability — combining beauty, comfort, safety, peace of mind, and environmental responsibility to create homes that are not only desirable today, but also retain long-term value for the future.
Note: The conversion of carbon reduction into equivalent tree planting is an estimated calculation based on the average carbon absorption rate of slow-growing native tree species, using an average value of 9.5 kilograms of CO₂ per tree per year.
